Availability check

We strive to assist you as best as possible in your search for a home. To ensure that all properties on Huurwoningen are genuinely available, we perform strict checks. While the responsibility for keeping listings current partly lies with agents and landlords, we don’t have complete control. However, as the only housing platform in the Netherlands, we make every effort to keep our listings up-to-date. We daily review the listings posted by agents and private landlords, as well as indexed listings from across the country.

How do we do this?

Automatic checks

Agents ensure their listings are current in their system. We automatically check three times a day to see if properties are still available, quickly identifying rented properties to keep our platform as up-to-date as possible.

Manual checks

If a property has been online for more than three weeks, we perform an additional manual check. We personally contact agents to confirm availability. Private landlords receive an email after three weeks asking if their property is still available. If not, the listing is removed from our platform immediately.

Community feedback

If a property is rented out between our checks, home seekers can report it to us through a button on each listing. Our quality team personally reviews each report.

What if a property is already rented?

Despite our stringent controls, it can happen that a property on Huurwoningen is already rented. If a property is found to be rented on our platform, it’s due to one of the following reasons:

The agent has not yet updated the property’s availability in their system. Because our availability is based on this system, it doesn’t reflect current status on Huurwoningen.

Private landlords don’t use an external system to de-list properties but do so via our website. This means we can’t automatically check availability and must contact them personally, which takes more time and may result in slight delays.

Some properties are ‘rented conditionally’. Properties with this status are likely rented but not yet confirmed. There’s a chance they will become available again. Our quality team contacts the agent or landlord to check the rental process's progress and decides whether to remove the property from our platform based on that information.
